How I Serve Sellers

My past seller clients in the Berks, Chester, and Montgomery County real estate markets send us numerous referrals because of my seller services. The value I bring to the Berks, Chester, and Montgomery real estate process is part of an entire packages that takes a seller from an idea to sell through the complex process that culminates at the settlement table.
It is both exciting and stressful negotiating a real estate purchase contract. After the agreement is accepted and signed there are still more negotiations, document deliveries, inspections, title details, and mortgage tasks (when applicable) to be accomplished to reach a successful closing. There are several companies and people involved in a real estate transaction, including surveyors, appraisers, insurance companies, financial institutions, and possibly more. Each has specific duties and requirements. At your seller agent, I can coordinate with them all as we work together to give you outstanding service.

Property Evaluation

I provide a thorough, honest, and objective evaluation of your property prior to pricing and putting it on the market. I also provide ideas and strategies to improve the marketability of your home. Minor repairs can make a major difference. I will offer suggestions as to repairs and changes that affect the value of your home.

Price Negotiations

A real estate transaction involves negotiating. My experience as a skilled negotiator along with access to multiple industry tools enables me to negotiate the best terms possible on your behalf. There is a common misconception that price is the only negotiation, when infact there are multiple terms that can be negotiated. Be sure to have the Tiger on your side when the time comes!

Inspections and Repair Negotiations

A buyer has the right to do inspections of the property they are buying. Inspections in a real estate transaction encompass many aspects of the property such as structure, roof, mechanical equipment, plumbing, electric systems, pest and insect infestation, mold, and environmental hazards, well and water quality and sepctic systems. When they are completed, we will review the reports and I can counsel you if issues come up. Inspections seem daunting, but I can steer you through them to a successful settlement!
