Locating the Right Property for You

I have been recommended by my past buyer clients because I supply a high level of property searchservices. I provide a search page on my site, but I do more than that for my buyers. From my searchpage you can request more information on any listings that interest you. Once you share your likes anddislikes, I can create a custom search for you. You will receive an email with new listings as soon as they hit the market! Just fill out the criteria on the search form and I’ll set up your custom search today!

Getting the Best Financing

Finding the right home for you is your primary goal but enjoying it with a lower payment and bettermortgage terms is an important secondary goal. I have worked with many mortgage lenders, and I canhelp you contact lenders that are the best fit for you and your financial picture.

Price Negotiations

A real estate transaction involves negotiating. My experience as a skilled negotiator along with access to multiple industry tools enables me to negotiate the best terms possible on your behalf. There is a common misconception that price is the only negotiation, when in fact there are multiple terms that can be negotiated. Be sure to have the Tiger on your side when the time comes!

Inspections and Repairs

A buyer has the right to do inspections of the property they are buying. Inspections in a real estatetransaction encompass many aspects of the property such as structure, roof, mechanical equipment,plumbing, electric systems, pest and insect infestation, mold, and environmental hazards, well andwater quality and septic systems. Every real estate transaction is unique so you may want some or all of the inspections mentioned. In addition, the buyer has the right to do due diligence on zoning and use,restrictions that affect the property, and property boundaries. As a part of my service, I will recommend inspection companies for you to choose from. My support staff will schedule and coordinate yourinspections. When they are completed, we will review the reports and I can counsel you if issues comeup.

Title Company and Title Insurance

In PA most real estate transactions are handled by a title company. In addition to facilitating thetransfer of the property, the title company will provide title insurance for your new home. I willrecommend reputable title companies for you to choose from.

Contract to Closing

It is both exciting and stressful negotiating a real estate purchase contract. After the agreement isaccepted and signed there are still more negotiations, document deliveries, inspections, title details, and mortgage tasks (when applicable) to be accomplished to reach a successful closing. There are several companies and people involved in a real estate transaction, including surveyors,appraisers, insurance companies, financial institutions, and possibly more. Each has specific duties and requirements. As your buyer agent, I can coordinate with them all as we work together to give you outstanding service.
